Background
We’ve been working with FEC since 2020, raising awareness and generating leads for their residential developments across Manchester. In order to generate awareness and build trust with investor and owner-occupier audiences, we’ll start to market developments off-plan up to three years before building completion.
Objectives
- Cultivate awareness of FEC schemes among owner-occupier and investor demographics in the U.K and international markets.
- Generate and sustain a substantial volume of high quality leads to sell out developments.
- Enhance the online visibility of development websites.

Manage and optimise paid media accounts
In order to generate a high volume of high quality leads, focusing on relevant targeting and engaging ad content.
Build trust and awareness
Beyond paid media, we manage FEC's social platforms to build trust, boost engagement and awareness.
Connect with the Sales team
We gather insights from sales agents at monthly lead quality meetings, enhancing campaigns for better leads month on month.
Provide technical support
In addition to technical and onsite SEO, we’ve integrated theEword's property chatbot, Rebrix, on each development microsite, which generates leads without an additional marketing cost.
Results
- 90% of properties were sold in the first six months at Victoria Riverside, a 634-unit development of apartments and townhouses.
- Created an organic audience on social channels of over 2.3K people.
- Organic traffic has increased by 232% since the start of work.
